Overview London Window & Door Repairs were given a directive to work on a large sash window glazing project at a hotel on Sussex Gardens in Paddington. The scope of work was to replace 32 separate glazed units with Georgian wired glass in a number of traditional timber sash windows.
Apart from the glass replacement four windows were so badly stuck that they had to be forced open. They were in need of mechanical sash repairs, such as the installation of new cords and rebalancing, all of which had to be done within a very tight working schedule dictated by hotel operations and guest movement.
The hotel management team reached out to us after noticing safety and operational issues with some of their sash windows. Besides the fact that the glazing had to be changed to Georgian wired glass, a number of windows were so tightly shut that they could not be opened, thus compromising the ventilation and the overall comfort of the guest areas.
Being a property that runs 24 hours a day, the hotel co, operation limited the times of the works and required that the works be planned in such a way that there would be no disruption.
An inspection visit was set without delay.
During our site visit, the engineers thoroughly examined each damaged window. We verified the exact Georgian wired glass specification and took the sizes of all 32 individual panes for fabrication.
Four fixed windows were also checked, and it was discovered that the worn, out and broken sash cords together with the use of wrong balances were the reasons why the sashes could not be moved. Since the new wired glass is heavier than the existing one, it was obvious that the sash weights would also have to be changed to allow smooth and safe operation after the new glass installation.
A schedule of two visits was arranged to accommodate the hotels limited window access and tight turnaround requirement.
We went back to the siteafter replenishing the glass to complete the main works.
